Located at a major north west tourist attraction this project involved the conversion of a former residential dwelling into a tea room / restaurant. The building and grounds were grade II listed and carefully consideration was required in the design and specification of materials to ensure the character and appearance of the building were retained.
As part of the improvements an outbuilding was incorporated into the main building and this involved replacement of the floor and upgrading the thermal performance of the walls and roof. This area was fitted out as the preparation kitchen and linked through a new opening to the new kitchen and servery.
The change of use from residential to commercial use required upgrading of the fire performance and specialist intumescent coatings were used to improve the fire resistance of the existing lath and plaster ceilings and timber panelled doors.
The suspended timber floors to the first floor dining areas were strengthened using steel plates and a timber post to meet the requirements for the increased loading from the proposed use.
New services were installed including lighting, power and emergency lighting together with a fire alarm. A new LPG fired boiler and central heating system was also installed fed from an underground storage tank in the adjacent woodland. A new foul drainage connection was also provided.
Access improvements including creating a level approach to the front door through raising the external paving and construction of an internal ramp to overcome the change of levels to the ground floor.
